Cost control begins at very early stage. We work closely with the design team during schematics, design development and construction document. We identify the most cost effective method for material use and constructibility for final design. Budgeting and cost control is monitored by our project manager during the entire design development. The next most critical step is the preparation of the GMP pricing package. Once the drawings and specifications reach 100% completion, Bid packages are prepared for at least (3) subcontractors for each trade.  Upon receipt of sub bids, we will review and evaluate the bids and prepare bid summary, which will be reviewed in an “open book” format with client and team members.

We carefully monitor every project for accuracy in compliance to details. On-time delivery and quality workmanship are two main objectives for every project. To meet this goal, we use highly qualified management team and select group of subcontractors that can perform and deliver the project on time. In addition, we utilize the latest construction software program that assist us in scheduling and project management tracking system. 

Schedule Control :
We carefully monitor project timeline and subcontractor’s performance on weekly basis. The Project Manager updates and reviews the Master Schedule and highlight issues as they may relate to project delivery. 

Quality Control & Field Coordination :
We identify potential problem and address them with the subcontractors who can establish proper procedures for fabrication and installation.

Project Communication :
Modular Contractors' Interactive communication is critical to ensure that all project decisions are made based on facts, not assumption. We implement and manage project communication and review schedule on weekly basis.


Project Completion & Punch list :
The punch list process begins before construction starts. Our team will ensure that the subcontractors perform at a level of quality throughout the course of the project that reduces the occurrence of normal punch list items. We will constantly monitor work in place for quality and conformance to the plans and specification, we will prepare and will dedicate the necessary resources to ensure timely and orderly closeout of project.
